The Situation

My clients had been searching for eighteen months. Every deepwater home in Islamorada that hit MLS was either overpriced or gone in days. They were tired of losing bidding wars and were close to giving up on the Keys entirely.

The Approach

I went directly to owners of deepwater homes that had not listed in years: doors, calls, and handwritten notes. Found a seller who was ready to move but did not want the hassle of a full listing. Negotiated a direct deal with no competing bids, no open houses, and a clean 45-day close.

The Situation

The sellers had a beautiful Old Town conch home with real character: original pine floors, a wraparound porch, documented 1890s construction. But their previous agent had priced it wrong, shot it with a phone, and let it go stale. By the time I was brought in, the listing had 112 days on market across two agents and the sellers were considering a significant price cut.

The Approach

Pulled the listing completely. Did a full reset: professional architectural photography, a strategic reprice based on updated comp analysis, and a targeted outreach campaign to buyers' agents with active clients in Old Town. Relisted on a Thursday with a private showing window before going public Monday.

The Situation

The buyer was an experienced real estate investor from Miami but had no existing knowledge of the Keys short-term rental market: ROGO allocation rules, tier designations, transient license availability, and which neighborhoods actually perform. They almost purchased the wrong property twice.

The Approach

Ran a full market education session before we ever looked at a property. Covered ROGO, existing transient licenses vs. pending approvals, and canal-front vs. open water demand differences. Filtered the search to only licensed, permit-clear properties in Marathon with documented rental history. Negotiated a 30-day due diligence window so the client could verify income figures independently.
